This week I door knocked with my neighbours in North Springbank on, on Range Road 33 and part of 32. I had great conversations with many of you, and I appreciate you sharing your concerns with me. The primary concern that I heard at the doors was how traffic from Bingham Crossing, specially Costco will impact your access to your homes and affect the daily traffic volumes in your area. Many of you are expressed concern for having only one primary access road to your home.
While the road upgrades that are taking place it doesn’t address how traffic into the Costco Gas bar will impact Range Road 33 and Township Road 250. Both are slated to be upgrade two four lanes with appropriate turning lanes where they intersect, however as residents its important to understand how traffic will flow into the gas bar. The most recent Costco, completed in the Taza development on the Tsuut’ina reservation is notorious for causing traffic back ups on the feeder roads around the gas bar. So what can be done to address it now before internal roads are constructed?
The last Traffic Impact Assessment (TIA) was completed in 2012. As residents I think we all appreciate how the traffic volume has increased in the last 5 years alone, yet no update has been required. Bingham Crossing has stated that most of the traffic will be handled on the internal road system, however there is no information that shares the proposed traffic flow in and out of the gas bar and the site plan that this map comes from, is from 2012, before Costco was slated to be the anchor tenant . The Bingham Crossing website, also does not include any information about the proposed traffic flow of Costco.
Some things could be done now to help ensure that the gas bar reduces negative impacts to the surrounding roads.
Dedicate an entrance/exit to the gas station: Reduce the possibility of vehicles utilizing the the gas bar lining up on the main road or even the main Costco access road.
Separate entrance with stacking lanes on-site: having a long internal line that can hold lots vehicles will prevent overflow.
Right-in/right-out only access from the highway, to avoid left turns across traffic.
While the current plans includes multiple access points off Township Road 250, how is this traffic being addressed further east on the road, closer to Old Banff Coach Road?
Residents deserve for these answers to be addressed, if elected as your councillor I will work hard to try and find solutions that address these concerns.
